### A short list, and in this climate it repays the visit

Four things carry almost all the risk on this equipment and none of them announces itself: a condenser at floor level in a humid kitchen, a dryer duct that is longer in effect every year, seals worked harder here than the manual assumed, and a drain that must not stand. On a badge kept fifteen years, that list is the difference between a machine that reaches its design life and one that does not. What you keep afterwards is the written note — what is aging, and roughly when it will matter — which on a rental is worth more than the work.

The condenser and the grille

Cleared and then the clearance around the cabinet checked, because a clean coil in a sealed cavity is still a hot coil.

Doors and seals

Tested along the whole run rather than at the handle. A gasket standing a fraction proud is the commonest cause of a cabinet that works twice as hard for the same number.

The laundry duct, measured

Every dryer under this badge is vented, so the run behind it is the appliance's real constraint. A gauge before and after says whether the cleaning did anything.

A written note rather than a verbal one

What is worn, what is near the end and what can wait, in order of risk. On a rental or a second home that note is worth more than the visit.

### We have several of these in the house. One visit?

Yes, and it is the sensible way. The condenser and door work goes quickly once somebody is on site with the tools out; the laundry duct is what actually takes the time, and it is the one with the biggest effect.

### How often is right here rather than in the manual?

Shorter than the book says, and set to the room rather than to a date. A coil in a busy kitchen with a dog, or a freezer in an unconditioned garage, is on a different interval from the same appliance in a quiet apartment.
